How we help first-time buyers
You don’t need a 20% deposit or a perfect credit history to buy your first home. Several lenders offer mortgages with a 5% deposit, and we know which ones are most likely to accept your application.
We’ll work out what you can realistically borrow, arrange a Decision in Principle before you start viewing, and manage the application through to completion.

- Options if your credit history isn’t perfect
- Right to Buy and self-build

Questions first-time buyers ask
How much deposit do I need?
Mortgages are available with a 5% deposit. A larger deposit usually gives you access to lower rates, and we’ll show you how the numbers compare at 5%, 10% and 15%.
Can my family help with the deposit?
Yes. Many lenders accept a gifted deposit from a family member. They’ll usually ask for a signed letter confirming it’s a gift rather than a loan, and we’ll make sure it’s set up correctly.
What is a Decision in Principle?
It’s a lender’s indication of how much it’s likely to lend you, based on an initial check. It shows estate agents and sellers that you’re ready to buy.
Do Right to Buy and self-build count as first-time buyer mortgages?
We can help with both, but they’re non-straightforward cases and may carry a fee of £376. We’ll confirm any fee before we start.
