First-time buyers

What are the steps to buying my first home?

From saving a deposit to collecting the keys, in the order things happen.

1. Work out your deposit

Mortgages are available with a 5% deposit, although a larger deposit usually gives you access to lower rates. If your family is helping, most lenders accept a gifted deposit with a signed gift letter.

2. Check your credit file

Look at your credit report before you apply. Make sure you’re on the electoral roll and correct any errors. If there are problems, specialist lenders may still be able to help.

3. Get a Decision in Principle

A Decision in Principle shows how much a lender is likely to lend you. It tells estate agents you’re ready to buy, so it’s worth having before you start viewing.

4. Make an offer

Once your offer is accepted, we submit your full mortgage application and the lender arranges a valuation. You’ll also need a solicitor or conveyancer.

5. Mortgage offer, exchange and completion

When the lender issues your mortgage offer, your solicitor works towards exchange of contracts, when the purchase becomes legally binding, and then completion, when you get the keys.

How we help

We guide first-time buyers through every step, and we don’t charge a broker fee for straightforward first-time buyer mortgages.

Your home may be repossessed if you do not keep up repayments on your mortgage.
